It means records for customer-owned equipment already installed at a home or commercial service location: condensers, air handlers, furnaces, boilers, heat pumps, rooftop units, mini-splits, controls, and related systems. It includes identity, location, service history, warranty, condition, files, maintenance, and replacement. Contractor-owned parts and installable stock belong in a separate inventory comparison.

FieldPulse is our overall pick. Its native asset combines lifecycle status, structured parts and labor warranty data, condition and issues, custom fields, files, job and visit links, service count, lifetime spend, maintenance agreements, reusable reports, barcode access, ownership transfer, and retirement. ServiceTitan is the enterprise alternative when a contractor needs a rigorously configured replacement program, invoice-level association, and complex equipment hierarchy. FieldEdge and Housecall Pro are conditional options for narrower priorities. Jobber is not recommended because it offers property custom fields rather than a true equipment registry.

ServiceTitan documents native OCR that adds equipment from a nameplate in its Field Mobile App. Housecall Pro scans nameplates through the embedded Bluon partner integration, then saves model data to native Property Profile and exposes manuals, wiring, parts, and estimated warranty. FieldPulse's documented asset barcode scanner opens an existing FieldPulse asset; it is not the same as extracting a manufacturer's nameplate. FieldEdge and Jobber do not document native nameplate OCR in the official materials reviewed.

FieldPulse is the best warranty-tracking choice for most HVAC contractors because its native asset combines separate parts and labor warranty information with condition, issues, service history, status, and reporting. ServiceTitan is the enterprise alternative: it has native manufacturer and service-provider warranty periods plus the optional JB360 integration for extended-warranty plans and claims. FieldEdge exposes parts and labor warranty context, Housecall Pro/Bluon offers estimated warranty research, and Jobber relies on generic custom fields.

Yes. The account-wide My Apps > Property Profile page can filter equipment by last service date, install date, and item type, sort by last service or customer name, and export the list as CSV. Those global controls are distinct from the smaller Property Profile view inside an individual customer record. See the official Property Profile filtering and export instructions.

Jobber's official documentation shows properties, custom fields, work history, checklists, notes, and media rather than a dedicated repeatable equipment object. It can be configured to store one system's model, serial, install date, and warranty values at a property. It is not equivalent to a unit registry when several systems need separate histories, statuses, warranties, files, or service relationships, so buyers should not shortlist Jobber when equipment tracking is a core requirement.

It varies. FieldEdge's equipment and history records are native, and FieldPulse's asset registry is native while Custom Forms are separate. Housecall Pro's Property Profile is native, but Bluon's nameplate intelligence is a partner integration. Jobber uses plan-gated custom fields rather than a dedicated equipment object and is not recommended for equipment-first buyers. ServiceTitan's installed-equipment record is native; Equipment Findings require account enablement, Equipment Systems is limited release, and JB360 warranty administration is a separate marketplace integration.

Use one customer with two addresses and at least three units at one address. Create an old unit, scan or enter its nameplate, attach a photo and inspection, associate a repair to only that unit, record separate parts and labor coverage, connect a maintenance agreement, find it from an account-wide list, export aging systems, replace it without deleting history, and move a second unit to a new owner. Ask the vendor to identify every step that is plan-gated, limited release, separately priced, or supplied by an integration.
